OUR PROPERTY MANAGEMENT SERVICES

 

  • Property Inspections – Property inspections are conducted every 4 months and a copy of a detailed routine inspection report with any maintenance recommendations  issued to owners, (photographs included)
  • Advertising of Property – Letting of properties is a high priority to us and will do everything possible to ensure your property minimal vacancy, we endeavour to give all properties maximum coverage in advertising (e.g.) business website, realestate.com, homehound.com, rent.com.au, the home page & home sales.com, local newspapers and a rental signage is erected at the front of your property.
  • Rental Monies/Accounts – Payments in rental monies are disbursed to owners on monthly or fortnightly basics by electronic funds transfer (EFT) into a nominated bank account, followed by a monthly statement    showing all payments and monthly newsletter can be forwarded either by post or email.
    Our office provides and end of financial year statement with all income & expenses included. We are able to make payments on all outgoings including payments of rates, maintenance, body corporate fees or any other accounts required.
  • Rent Arrears Policy –  Our arrears are printed on a daily basic with the appropriate notices issued in accordance with the legislation. Our first step to arrears procedure is a SMS text at 3 Days, a reminder letter at 5 Days and a notice to remedy breach on the 8 day. If breach is not remedied a notice to leave will be issued, if necessary our office will make an urgent application to QCAT (Small Claims Tribunal) to seek orders upon owners instructions.
  • Preparation of Documents/Reports – We process all tenancy applications, draft all lease documents at the start and renewal of tenancies upon owner’s instructions, pre-tenancy entry condition reports together with photos, collection of all bond monies and lodgements as per the Residential Tenancies Act.
  • Maintenance/Re-Furbishing – Any maintenance required our office will arrange upon owners instructions. Should your property be in need of minor renovations eg: Painting, carpet, bathrooms, kitchens or other, we have fully insured qualified tradesman and builders with guaranteed workmanship.
  • Insurance – Lodgements of insurance claims can be done to your preferred insurer were necessary with tenant or property damage. We do highly recommend Income protection Insurance for all properties, as we are unable to recommend insurance companies we do include in our package some brochures of insurers that are used within the real estate industry.
